
STAY NJ PROPERTY TAX CREDIT PROGRAM
Stay NJ – New Property Tax Relief for Senior Citizens and Disabled Residents
The Stay NJ program offers property tax benefits to eligible homeowners and renters age 65 or older and to those who were receiving Social Security Disability benefits on
December 31, 2024. Eligibility for this benefit is based on residency, income, and age as of 2024. Stay NJ reimburses applicants for 50% of their property tax bill, up to a 2024
benefit cap of $6,500. To qualify, you must have owned and lived in your home for the full 12 months of 2024 and have an income below $500,000. Stay NJ benefits are calculated
after ANCHOR and Senior Freeze benefits are determined. Payments are expected to be issued in early 2026. Benefits available for all Property Tax Relief programs are subject
to change by the State Budget. Applicants will submit a single application (Form PAS-1) to claim benefits from Senior Freeze, ANCHOR, and the new Stay NJ program. You will no
longer be required to provide proof of property tax payments. The deadline to file for these programs is October 31, 2025. See Property Tax Relief for more details on the new combined

Homeowners and renters under 65 and not collecting Social Security disability benefits are eligible for only ANCHOR benefits. You will receive letters confirming your Auto-File this summer.
If you do not receive an Auto-File Confirmation Letter, you will have the opportunity to file an Application for Property Tax Relief on your own. NJ Division of Taxation - ANCHOR Program
