There is a significant increase in your Q4 / 2026 property tax bill if you compare Q4 / 2026 to Q3 / 2026.

The increase is due to a few factors.  For many years the municipality has sent out estimated tax bills for Q3 of each year.  The estimated bills are sent out to ensure the municipality has sufficient cashflow in order to pay its bills and obligations (county, schools, local bills etc.) until the State and County budgets are finalized and the actual tax rate for the year is available.  When the actual and final tax rate is received from the County Tax Board, reconciled bills are sent for the 4^th Quarter and the 1^st  and 2^nd  Quarters of the following year.

The Q3 estimated bills were based on a tax rate of 3.573% and were based on the best information we had at the time.  When the final amounts became available, the Regional School Board as well as the County taxes came in significantly higher than the amounts used for the estimated bills.  The higher amounts are reflected in the finalized bills received for Q4 / 2026.

While comparing Q4 / 2026 versus Q3 / 2026 quarterly billings shows a significant increase from Q3 t o Q4 it is also more important and a more reasonable comparison to compare your taxes for the entire year of 2026 to the entire year of 2025.
