The Collector’s duties range from preparing and mailing the tax bills, aiding residents with rebate deduction forms, preparing certified property lists, tax searches and other related and non-related functions. Other duties may include coordinating communications between citizens, representatives of the Governing Body, County and State Government as well as the private sector.
Added Assessment Bills are for improvements made after October 1st of the pretax year and before September 1st of the current year. These bills are due on November 1st along with the original bill received in June or July. Homeowners with added assessments will be paying with (2) bills through the second quarter of the following year. You may combine figures on one check.
Unpaid and delinquent amounts from 2022 and earlier will be subject to Tax Sale in November 2023.
Property Tax Payments
Payments can be put in the drop box at the front of the municipal building, sent via mail, or can be made online through our website. Third party fees apply when paying online - $1.99 for eCheck - credit and debit card convenience fee is 2.95%.
Please include your stub with each payment. Please do not put cash in the drop box.
You can check your amounts due, print another copy of your bill, as well as make an electronic payment by clicking on the button labelled “Tax Account Information / Pay Taxes Online” on the upper righthand corner of the Tax Collector page or by visiting this link:

Property tax payments are due Feb 1, May 1, Aug 1, and Nov 1. There is a 10 day grace period (payment must be received by the 10th of each of these months). If payment is not received by the end of the grace period, interest is determined from the original due date.
If you want a receipt, beyond your canceled check, please include your tax bill and a stamped, self-addressed envelope with your payment, and a receipt will be returned.

Homestead Rebate Program Update

Stay NJ – New Property Tax Relief for Senior Citizens and Disabled Residents
The Stay NJ program offers property tax benefits to eligible homeowners and renters age 65 or older and to those who were receiving Social Security Disability benefits on December 31, 2024. Eligibility for this benefit is based on residency, income, and age as of 2024. Stay NJ reimburses applicants for 50% of their property tax bill, up to a 2024 benefit cap of $6,500. To qualify, you must have owned and lived in your home for the full 12 months of 2024 and have an income below $500,000. Stay NJ benefits are calculated after ANCHOR and Senior Freeze benefits are determined. Payments are expected to be issued in early 2026. Benefits available for all Property Tax Relief programs are subject to change by the State Budget.
Applicants will submit a single application (Form PAS-1) to claim benefits from Senior Freeze, ANCHOR, and the new Stay NJ program. You will no longer be required to provide proof of property tax payments. The deadline to file for these programs is October 31, 2025

Homeowners and renters under 65 and not collecting Social Security disability benefits are eligible for only ANCHOR benefits. You will receive letters confirming your Auto-File this summer. State Rebate and Reimbursement Programs
The State of New Jersey provides 2 separate programs for Property Tax relief:
• Homestead Benefit – This program has been replaced by the Anchor program.
• Property Tax Reimbursement (Senior Freeze) – available to Senior Citizens and certain Disabled Persons, provides reimbursement between a “base year” and the prior year when taxes increase; given as a reimbursement check from the State.
